HAZARDOUS SUBSTANCES

Methamphetamine

Methamphetamine in homes
Its a Growing problem in New Zealand and we can all do our bit to help clean it up.
The ministry of health recently raised their acceptable levels from
 0.5mg/100cm²  to  1.5mg/100cm²
As a property owner/landlord adopting a zero tolerance policy and testing on a three monthly basis is a great way to keep below these levels. Taking a baseline test before a tennant takes occupancy is about the only way to cover yourself from exposure to the risk of contamination,
Meth users are often dificult to pick out, some have respectable jobs and come with glowing rental referances but be aware that anyone can make your property investment glow with contaminants.
If discovered early the problem can be dealt with a simple cleaning method, if your house endures heavy or prolonged use these levels can be hazardous to your health, those affected most are small children and people with mental illness.

These people have no respect for your investment and now there is a way to detect and discourrage this behavior, put it in the tennancy aggreement.
Here is an example of how brazen some people are with this drug.

Methampetamine testing

There are a few companies out there that offer testing and fewer that are doing it properly.
Standards New Zealand have recently released a code of practice NZS8510 for testing/reporting and decontamination procedure, It still needs a bit of fine tuning, when compaired to other standards we work to, NZS3604 and 4306.
The standard needs to be considered alongside the ministry of health guidelines for acceptable levels etc. Alot of testers out there lack the proper training in collection of sample method and interpritation of the results. These ill-informed recommendations can cost you dearly and some of these testing companies have conflicting interest in decontamination services.
Some have been fined for missinforming their clients into removing wall linings and profiting from the business..
Adam is suitably qualified in sampling and chain of evidence procedures. The samples are sent to Hill Laboratories or Analytica and results are usually issued in around 3 days. Our process is within the Ministry of health guidelines and is as compliant as one can get with the NZS code 8510;2017,

Abestos in homes
This deadly substance can be found in most NZ momes built in the 1970's and 1980's. Asbestos products are still being produced and installed in New Zealand buildings.
Asbestos can be hidden in many areas of a home, most commonly used as roof coverings, wall cladding, insulation and pipe lagging.
Like all building substrates Asbestos does breakdown and If damaged or in poor condition they can be very dangerous These exterior products when failing will take on a noticeable black tint.
If you plan to renovate or make alterations you may be required to remove and dispose of the asbestos products.
The process and disposal is costly and hazardous. The house will need to be covered in a containment tent with dust filters, the workers need to have expensive resperators and full coveralls. Waste materials will need to be disposed of in a seperate location to all other waste management sites, Asbestos needs to be treated with care and contained safetly. here's a link on asbestos locations in the home.
Asbestos and related health risk
When asbestos products have been damaged they start to release fine particals that are deadly toxic if they come into conact with anything that breathes.
the silent killer also known as builder killer.
